01 Who we are

Y1 Constructions Ltd ("Y1", "we", "us", "our") is a construction company registered in England and Wales under company number 17509661, with its operational headquarters at 60 Milton Road, Luton, LU1 5HZ, United Kingdom.

We are the data controller for the personal information described in this policy. This means we decide how and why your information is used, and we are responsible for protecting it under the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

02 Information we collect

Depending on how you deal with us, we may collect:

• Identity & contact details — name, company name, email address, phone number and postal address.
• Project information — the property address, your requirements, drawings, photographs, budgets and timelines you share with us.
• Contract & financial details — quotations, contracts, invoices, payment records and bank details needed to process payments.
• Communications — emails, messages, call notes and correspondence with you.
• Technical information — when you visit our website, the third-party services it loads may receive your IP address and basic browser information (see section 08).

We do not intentionally collect special category data (such as health information). Please do not send us such information unless we specifically ask for it, for example where it is relevant to accessibility adaptations in your home.

03 How we collect it

• Directly from you — through our contact form, by email, phone or in person, including during site visits.
• From people working on your project with your agreement — such as your architect, surveyor, structural engineer or managing agent.
• From publicly available sources — such as planning portals or Companies House, where relevant to the project.

04 How we use it & our lawful basis

We only use your information where the law allows us to. The table below explains each purpose and the legal basis we rely on.

We do not use your information for automated decision-making or profiling.

05 Who we share it with

We never sell or rent your personal information. We only share it where necessary, with:

• Subcontractors, suppliers and professional consultants working on your project.
• Building control bodies, local authorities and planning departments.
• Our accountants, insurers, legal advisers and banks.
• IT, email and hosting providers that help us run our business.
• HMRC, regulators, the police or courts where we are legally required to.

Anyone processing data on our behalf must keep it confidential and secure, and may only use it on our instructions.

06 How long we keep it

• Enquiries that do not become projects — up to 12 months after our last contact.
• Client and project records — up to 6 years after the project ends, in line with tax and limitation periods. Records relating to structural works may be kept for up to 12 years where a contract is signed as a deed.
• Marketing preferences — until you unsubscribe or withdraw consent.

When information is no longer needed, it is securely deleted or destroyed.

07 Keeping it secure

We use appropriate technical and organisational measures to protect your information, including password-protected accounts, restricted access on a need-to-know basis, and secure storage of paper records at our Luton office. If a personal data breach occurs that is likely to put you at risk, we will tell you and, where required, the Information Commissioner's Office (ICO).

08 Cookies & third-party services

Our website does not set its own tracking or advertising cookies. To display the site, it loads content from third-party providers, which may receive your IP address and may set their own cookies:

• Google Fonts and Google Maps (Google LLC) — typefaces and the location map on our contact page.
• cdnjs / Cloudflare and Tailwind CDN — icons and page styling.
• Unsplash — photographs used on the website.

These providers are responsible for their own use of data under their privacy policies. You can block or delete cookies through your browser settings.

09 Your rights

Under UK data protection law, you have the right to access, correct, delete, restrict or transfer your personal information, to object to certain uses of it, and to withdraw consent at any time. Full details of each right and how to use them are set out on our GDPR page.

01 About these terms

These terms and conditions govern the construction, renovation and related services provided by Y1 Constructions Ltd, a company registered in England and Wales (company number 17509661), of 60 Milton Road, Luton, LU1 5HZ ("Y1", "we", "us"), to you, the client ("you").

Where your written quotation or contract contains different or additional terms, those specific terms take priority over these general terms. If you are a consumer, nothing in these terms affects your statutory rights.

02 Quotations

• Quotations are based on the information available at the time, including any site survey, drawings and specifications provided.
• A quotation is valid for the period stated on it. After that, prices may be reviewed to reflect material and labour costs.
• Estimates are an approximate guide only. A quotation is a fixed price for the scope described, subject to clause 05 (Variations).
• Work not listed in the quotation is excluded unless agreed in writing.

03 Your contract

A binding contract is formed when you accept our quotation in writing (including by email) or sign our contract documents. The contract consists of the accepted quotation, any agreed drawings and specifications, and these terms.

04 Prices & payment

• Payments are made in stages, as set out in your quotation or contract, against completed milestones. A deposit may be requested to secure materials and programme dates.
• Invoices are payable within the period stated on the invoice. Prices are shown inclusive or exclusive of VAT as stated on the quotation.
• If payment is late, we may pause work after giving you written notice. For business clients, statutory interest may be charged under the Late Payment of Commercial Debts (Interest) Act 1998.
• For business clients, payment provisions under the Housing Grants, Construction and Regeneration Act 1996 apply where relevant.

05 Variations

Changes to the agreed work — whether requested by you, required by building control, or caused by conditions that could not reasonably have been foreseen (such as hidden structural defects, unsuitable ground or asbestos) — are treated as variations. We will tell you the effect on price and programme and obtain your written approval before carrying out the variation, except where urgent action is needed to keep the site safe.

06 Your responsibilities

• Provide safe and reasonable access to the site, plus water and electricity where agreed.
• Unless we agree to handle them, obtain planning permission, landlord or freeholder consent, and any party wall agreements before work begins.
• Tell us about anything you know that may affect the work, such as hidden services, asbestos, or boundary disputes.
• Remove or protect furniture, valuables and belongings from work areas.
• Not instruct our workers or subcontractors directly to change the agreed work.

07 Our responsibilities

• Carry out the work with reasonable care and skill, using materials of satisfactory quality, in accordance with good industry practice and applicable Building Regulations.
• Comply with health and safety law, including the Construction (Design and Management) Regulations 2015, and keep the site safe and reasonably tidy.
• Take reasonable care to protect your property and neighbouring property.
• Remove our waste and leave the site clean on completion.
• Maintain appropriate insurance for the work we carry out.

08 Programme & delays

We will give you a programme of works and make every reasonable effort to keep to it. Dates may be adjusted for variations, late payment, restricted access, adverse weather, material shortages, or other events outside our reasonable control. We will keep you informed and agree revised dates with you.

09 Materials & ownership

Materials delivered to site remain our property until paid for in full. Risk in materials passes to you once they are delivered to your site. Surplus materials remain our property unless agreed otherwise.

10 Completion & defects

On completion we will inspect the work with you and agree a list of any outstanding items ("snagging"), which we will put right within a reasonable time. Please report any defects caused by our workmanship as soon as you notice them, and allow us reasonable access to fix them. We are not responsible for defects caused by fair wear and tear, misuse, lack of maintenance, or work by others.

11 Cancellation

• Consumers: if you are a consumer and the contract was agreed at your home or away from our premises, you have the right to cancel within 14 days of the contract being made, under the Consumer Contracts Regulations 2013. If you ask us to start work within that period and then cancel, you will pay for work done and materials ordered up to the date of cancellation.
• After the cancellation period: either party may end the contract by written notice if the other materially breaches it and does not put it right within 14 days. You will pay for work completed and materials ordered or supplied up to that point.

12 Liability

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything that cannot be limited or excluded by law. Subject to that, we are responsible for loss or damage that is a foreseeable result of our breach of contract or negligence, but not for loss that was not foreseeable. For business clients, we are not liable for loss of profit, business or revenue, and our total liability is limited to the contract price.

13 Intellectual property

Drawings, designs and documents prepared by Y1 remain our intellectual property. You may use them for the purpose of the project once paid for. We may photograph completed work for our portfolio and website, and will not show your address or identify you without your permission.

14 Complaints & disputes

If you are unhappy with any part of our service, please contact the Director, Yashwanth Kumar Bacha, at contact@Y1constructions.co.uk. We will acknowledge your complaint promptly and aim to resolve it fairly. If we cannot agree, either party may refer the matter to mediation or, for business clients, to adjudication, before starting court proceedings.

15 Website use

The content of this website is for general information only and does not form an offer. Photographs on this website may include representative imagery and should not be taken as examples of specific projects unless stated. We aim to keep information accurate but do not guarantee it is complete or up to date. Links to third-party websites are provided for convenience only.

16 General

• If any part of these terms is found to be unenforceable, the rest will remain in effect.
• We may subcontract parts of the work but remain responsible for it.
• These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer living in Scotland or Northern Ireland, you may also bring proceedings in your local courts.

05 How to make a request

Requests are free of charge. We may charge a reasonable fee, or refuse, only if a request is clearly unfounded or excessive.

06 Processors & international transfers

We use carefully selected service providers (such as email, cloud storage and accounting software) to process data on our behalf. Each one is bound by a written agreement requiring them to protect your data and act only on our instructions.

Some providers may store data outside the UK. Where this happens, we make sure appropriate safeguards are in place — such as UK adequacy regulations or the International Data Transfer Agreement approved by the ICO.

07 Data breaches

If a personal data breach occurs, we will act immediately to contain it and assess the risk. Where required, we will report it to the Information Commissioner's Office within 72 hours of becoming aware of it, and inform affected individuals without undue delay if there is a high risk to their rights and freedoms.
